Same Day Cancellation/Reschedule Policy:  Due to the increased number of same day cancellations and reschedules we have implemented a new Same Day Cancellation Fee of $25.  We don't like charging extra fee's like this but due to the high volume and the negative effect it has on our schedule we will begin adding that extra fee.   We completely understand the need to reschedule some times and are always happy to work with you,

Photo Shoot Preparation

The photo-shoot will take no more than 2 hours. I will be photographing both the inside and outside of your home.

I’ll be photographing all of the major rooms.

We normally do not photograph the garage unless it has special features. 

If you have special features of your home that are not obvious please let me know about these so I include them in the shoot.

Contain pets in the garage or out of sight.

Remove all vehicles from driveways and do not park directly in front of the house.

Move garbage cans out of sight.
 

Remove all garden tools including hoses and sprinklers.

Mow and rake yard.

Sweep driveways, sidewalks and patios.

Clear off counter tops in kitchen and bathroom areas.

Remove photos, notes and papers from the refrigerator.

Turn on all interior lights.

Turn ceiling fans and televisions off.

De-clutter rooms which may be excessively furnished. They do not photograph well

Make all beds and tidy bedrooms. Clothes hung, or folded and put away.

Remove piles of newspapers and magazines.
 

Tuck trash cans out of view in a closet or cupboard.

Terms and Conditions

Copyright Notice:  DMD, Inc. is the copyright holder of the image. The copyright of an image is not transferred to any other party unless a specific written agreement is made.  Licensing may be obtained for various applications of images, please contact us for more details.

Photo Rights and Usage for Real Estate Photography:  The original agent who paid for this service has permission to use these images on any electronic or printed form of advertisement for the promotion of that property and indefinitely in their business marketing channels after the property is no longer for sale.

The licensing agreement between the Copyright holder and the listing agent is valid only for the duration the home/property is listed for sale and terminates when the home is no longer for sale.

Images cannot be sold to another agent who takes over an expired or withdrawn listing by the original listing agent. The copyright owner maintains the right to relicense images if they choose to do so. We will encourage the new listing agent to retake the images but in some rare occasions that may not be possible. We will reach out to the original listing agent to alert them of a relicense request. If the original listing agent does not agree to us relicensing those images then we will not do so!

Failure to pay for the images will result in a copyright infringement/violation. You will be asked to remove the image from any electronic or printed form of advertisement. Failure to stop using them will result in legal action.

Photo Rights and Usage for Builders, Stagers, Designers, Home Owners, and others:

Builders, stagers, designers and others who wish to use images taken by our photographer should contact us for specific licensing information. In addition to fees paid to DMD Real Estate Photography a property photography release will need to be obtained from the homeowner.
